REALTOR TIPS
For Sellers

Make the most of that first impression.
Make sure the front door is freshly scrubbed or painted and make sure the lawn is tidy and
free of debris.

Think safety
You may be used to the slippery throw rugs, low hanging light fixtures and running extension
cords. Your prospects won't be. Eliminate all safety hazards.

Make room for space
Get rid of everything you no longer need in closets, cupboards and storage spaces. They will
appear larger when not crammed to full capacity.

Let the sunshine in!
Open all the draperies to let the light in. For evening showings, turn on all the lights.
Remember, a dark house is a dreary house.

Clean, clean, clean
Make your bathrooms and kitchens sparkle! These are the rooms that will sell your house and
they must be in the best condition that they can be.

Watch your pets.
We know you love fido, but many people are afraid of dogs and cats. Make sure they are in a
crate or remove them from the property for all showings.

Keep a low profile.
Nobody knows your home as well as you do. But real estate agents know buyers and will have
an easier time articulating the virtues of your home if you stay in the background
.
Exclusive Right to Sell

Giving a real estate agent the "exclusive right to sell" your property does not mean that there will not be other agents involved.
Your agent is the listing agent and the most important part of his or her job is to market your home to the public and other agents
who work with buyers. Those agents will show your home to their clients. Regardless of who sells the home, even if you sell it
yourself to a friend at work, your listing agent will earn a commission.

If you want full service from an agent and his or her company, this is probably the only type of listing they will accept.  Full service
means an agent will advertise your home, place it in the Multiple Listing Service, market the home to the public and other agents,
and perhaps even hold open houses.  This requires an expenditure of both time and money.

Only with an "exclusive right to sell" does an agent have a realistic expectation of earning anything on their investment in selling
your home.  That is why it is the most common type of listing.
